There may be an issue when the banks start to dump some of their repossessed properties on the market. The fact that they have disguised their true stock holding for so long has distorted market value.

I would have thought that prices have pretty much bottomed out now especially here on the Costa Blanca, I can’t see it getting any cheaper than it already is and hopefully within a year we will all be able to see proper and strong gains in the property industry.

Massive loss to all of the local businesses in Murcia not forgetting all of the visitors that come to the Costa Blanca south that use San Javier airport as well.

Hopefully another airline will soon step in as the demand is definitely there for some one to capitalize on.

On the Costa Blanca, I would say that it has been one of the busiest summers that the area has encountered for many many years. Obviously down to people not having much money to spend and utilizing their holiday homes on the costas is one reason for that!

Very true points made in your article. Its so important to remember that real estate is a risk. So many people got into realestate knowing it was risky but then once it fell apart so did they. It is hard not to be fearful but things should clear up.

Not only that but you will have people thinking that you bully your sellers into lowering their prices when in reality they don’t need to because they have a quality property that … in time will sell. But yes you are completely right La Zagaleta … keeping your vendors relationship is as important as the ones with your buyers. Without a good product to sell you will have no future business.

The problem is you end up offending vendors with some of the ridiculous offers being given, and thats not what we want to do.

It can be hard keeping both vendors and buyers happy, obviously you are obliged to put forward offers, but the last thing you want to do is damage the relationship with your vendors, particularly when you know their property is a good one and being offered at a fair price compared to what is on the market.

Shows you that there are so many different out takes on the property market in Spain at the moment, I agree as well that it is a buyers market, but the UK media and some others (naming no names) keep putting a spin on the Spain property market that it is all doom and gloom.

Exactly … I think that people REALLY do think that they can just come over and offer stupid offers especially after reading articles like this. This guys the owner of Kyero as well so that also doesn’t really go down well either IMO. That website gets lots of potential buyers going to it as it is one of the biggest Spanish property websites out there and when they see comments like this they will obviously take note. Buyers really do need to get real like I said before.

The problem is that there is no clear infomation on house prices, so it is harder to accurately value property confidently. It is frustrating that people are wanting to buy real prime properties, in the best locations for a 50% discount. All that happens is that the majority leave without buying a property they really want.

Unfortunately the media has given prospective buyers unfair expectations as to the discount they should expect.

So this is why our clients are offering stupid offers, I think people need to “get real” and stop thinking they are going to pick up a property for nothing in Spain. I agree with the comment above, if we had an offer of 30% less than the property has been agreed to be listed for, we wouldn’t even bother to contact the person back. It’s laughable.

This is absolute nonsense.

I have a property for sale in Spain and there is absolutely no way on earth would I take 30% less than the asking price we have set. We bought off plan in 2001, so we will still be making a good few bob on the house, still now an excellent investment. However, his guy is off his rocker! Who the hell would take such a drop?

If you had a house in the UK and some came up to you and offered 30% less than it is marketed for you would tell them where to go, and it is the same here.

This guy hasn’t got a clue what he is talking about.

Its true there has been elevated interest within the market recently. Figures published from the tax of in Marbella recording actual transactions for the first quarter of 2010 showed a five year high.

I have got to say that most people looking to buy will make a cheeky offer. There is still a gulf between what many vendors will accept and what people are willing to pay. All deals are closing at way below the asking price.

It is amazing that the Spanish Ministry of Housing still only says there has been an 11% drop in house prices from boom to bust. Absolute rubbish!
